Why style in December?
It’s the big question in real estate! Many sellers hold back during the festive season thinking that buyers aren’t ready to make a purchase. Truth is, a successful sale isn’t about timing – It’s about having the right agent, great marketing and standout photos.
There are more advantages to selling your home over Christmas than you think! We sat down with the wonderful Daniel Lazzaroni from Ray White Bulimba to tackle a few of the common misconceptions.
What are your observations of Buyers during the months of December and January?
Based on the last few years of running campaigns in December and January, we've noticed a few key trends amongst buyers during these months. I'd say the main observation is that buyers seem to be more serious especially during the holiday season. They are often deflated from months of searching and want to secure something before the new year kicks off.
Are there any misconceptions from Sellers or Buyers when listing their property in December or January?
I think the most common misconception from sellers who are toying with the idea of selling in December/January is that the market will stop completely and there will be no buyers for their property. It couldn't be further from the truth as this is when buyers tend to have time off and can really ramp up their search.
What type of Buyers are active during December and January?
The types of buyers who are most active during the December/January period varies depending on the type of stock we're selling. Across the board we've seen a real mix of buyers over the last few years but mainly those who are either relocating for work, those with families who are looking to be settled by the new school term and even those who have been renting and have decided to jump into the market rather than continue with the lease. Buyers at this time of the year tend to be more focused and have clear criteria about what they want, making them eager to find the right property quickly.
Why would you suggest to a Seller to style in December over the new year? How would this support your marketing strategy?
My suggestion to potential vendors who are considering their options to sell in the new year is to beat the rush and get ahead of the pack. Take some time in December to get their property ready for sale including styling and photography that way come January they are ready to launch. Blok have been fantastic in previous years allowing sellers 2 additional weeks of styling which has allowed us to prep many clients homes for sale prior to Christmas. It allows sellers to not only prep for sale but also enjoy the holiday period knowing everything is ready for launch.
